Buying a home can be intimidating, stressful and scary, but we are here to ease your mind! Follow these steps to make the Home Buying Process smooth and dare we say… fun!

First: Set your price range. This is done in one of two ways. Meet with a local lender and receive a Pre-Approval letter based on your income, obligations and credit history, or designate how much cash you are willing to spend.  Need some lender recommendations? We know a few in town that do a great job, and though we cannot mandate you use our guys, we wish we could, because they are brilliant, competitive and flat out get the job done!

Second:
Find a home! Netta and Kaesha specialize in helping you find a home that meets your needs or fulfills your dreams! Since we are a team and we list a fair amount of property, we may even know of a home that has not yet hit the market that could be perfect for you, without having to compete for it!

Third: Write the offer. We provide the correct and easily accessible forms that you will need to sign. This can be done totally electronically anywhere in the world with internet access, or across the table from each other with pen in hand.  Our Buyer’s agents help you make an offer that will be firm, competitive and legal.

Fourth: Get your offer accepted! One benefit of working with us is that we have formed many relationships with other Real Estate agents in the area which can work for you in getting your offer accepted, instead of someone elses!

Fifth:
You are under contract!


Sixth:
Continue the loan process with your lender!  If you use one of our “guys” they are problem solvers and usually have multiple ways to get the job done for you, when issues come up.  Don’t take out any more credit!!! No new cars, furniture, engagement rings, clothes or anything on a credit line until your loan closes!

Seventh:  Schedule a Professional Home Inspection.  We have a few local inspectors that do a fabulous job. We can help you get yours scheduled!

8th-100th: Our job is to constantly communicate with your lender, the seller’s agent, the Title Company and you, to make sure everyone’s needs are met. We will watch the contract deadlines, counsel you when there are decisions to be made and see the purchase through to the very end.

2 or 3 Days Before Settlement: Call all utility providers and get them in your name. See our “Local Resources” link on our Home Page for contact information of the utility companies in the area.
   
Finally: Settle! We will be there to help you through the settlement. After you sign what seems like a whole redwood tree of paper, (if financing) the title company will send all the papers to your lender for funding and to the county for recording once they receive all of the money from your lending institution, or when your wire or cashier’s check clears if you are paying “cash”.  You DO NOT get the keys on the day you settle, and you do not get to move in either! That’s why we like to schedule settlement for mid-week because it usually takes 1 to 2 days after settlement for the county to actually record the home in your name then you can move in one the weekend.
